Domo Student is the student accommodation brand from Moda Living.
Our first building, Domo Leeds, opens at SOYO in Leeds city centre for the 2027/28 academic year — and it will be run by Moda's award-winning team.
Here's who we are, why we're called Domo, and what our track record actually looks like.
Who is Moda?

What our residents say about how we run buildings
Moda has been operating rental neighbourhoods across the UK since 2019. In that time we've been reviewed by thousands of people who have lived in them, on HomeViews — the independent review platform for the UK rental sector.
At the 2026 HomeViews Resident Choice Awards, Moda was named Best Large Rental Operator, alongside twelve other national and regional awards.
What makes those awards particularly meaningful to us is that they're based on verified reviews from the people who actually live in Moda neighbourhoods. No submissions or judging panels — just residents sharing their personal experience of living with us.

Moda, New York Square — the 515-apartment neighbourhood opposite Domo Leeds — was named top rated build-to-rent community in the North-East at the HomeViews awards and holds a 4.73 * rating on HomeViews as at August 2026.
Why "Domo"?
Fair question, and the answer is simpler than you'd think.
Domo (どうも) is a Japanese word for thanks. It's the everyday, informal version — the short form of dōmo arigatō, the one you'd actually use with someone who's just done something for you.
Student accommodation tends to be sold on things you can photograph: the gym, the cinema room, the roof terrace. Those things matter. But what really makes the difference is everything around them - great service, a team that’s there when you need them, and the little things being taken care of so you can get on with student life.
That's service, and it's the thing we've been consistently recognised for. Naming the brand after a thank-you is a reminder of who we're meant to be working for. You, our residents. Plus, we wanted our student platform to stand out as something a little different to our other house brands, and domo does just that.

One thing that's a little different about Domo is that Moda will run the building itself. The same team behind the design and delivery of the neighbourhood will also be responsible for the day-to-day resident experience. So from the moment you move in, there's one team accountable for making Domo a great place to live. Domo might be a new name in student accommodation. The team behind it isn't new to creating great places to live.

Domo Leeds is located in SOYO, the cultural quarter at Quarry Hill — next door to Leeds Playhouse, BBC Yorkshire, Leeds Conservatoire and Northern Ballet. Planned amenities include a 24-hour gym, a rooftop terrace, private dining room, karaoke room, games area, dedicated co-working spaces and more.
