What is a holding deposit and how much is it?
+ −

When is my holding deposit returned?
+ −
If we are unable to proceed with your booking for any reason within our control, your deposit is refunded in full. In all other circumstances where a booking doesn't proceed, it is returned within 7 days. There are specific situations where we may retain it — for example, if you decide not to sign your Licence, or if you provide inaccurate information. Full details are set out in our Cancellation Policy.
Do I need a guarantor?
+ −

A guarantor is required if you want to pay your rent in instalments. Students paying the full annual rent in advance don't need one. Where a guarantor is required, they'll be subject to vetting by us — we'll contact them directly once your booking is confirmed, and they'll need to complete all checks within 48 hours of receiving our instructions.

Do you accept international guarantors?
+ −

Yes, we do accept international guarantors but they will be subject to vetting by us and they will need to pass affordability checks before being approved.

When does my contract become legally binding?
+ −

Paying your holding deposit secures your room but doesn't itself create a licence. Your Licence will be issued for signature once your booking is confirmed. You have a cooling-off period from the moment you sign. During that window, you can cancel without any charge by notifying us in writing. After the cooling-off window expires, the agreement is legally binding and you're committed to the full licence term. You can read our fullCancellation Policy here.

What payment options are available?
+ −

You can pay your rent in full in advance or termly instalments if you have an approved guarantor.

What happens if I don't get my university place?
+ −

We offer a No Place, No Pay policy. If you don't receive an offer of a place at a university in the city where you've booked, you must cancel within 48 hours of being made aware that you do not have a place. You'll need to provide written evidence of your university rejection. A full refund of all payments made will be issued, provided your place wasn't declined for reasons other than failing to meet academic entry requirements (for example, withdrawal or misconduct), and your licence hasn't already begun.

What happens if my visa is refused?
+ −

Our No Visa, No Pay policy covers international students who are unable to secure the required visa to study in the UK. You must cancel within 48 hours of being made aware you do not have a visa, with written evidence of refusal from the Home Office. A full refund will be issued, provided you completed all required steps of your visa application and the refusal was due to ineligibility rather than an incomplete application.

What if I need to cancel for another reason?
+ −

Outside of the cooling-off period, No Place No Pay, and No Visa No Pay provisions, the contract is binding. Cancellation isn't available — but if you need to leave before the end of your contract, you can find a replacement for your room. Once a replacement has been found, has signed a new Licence Agreement for the full remaining period, passed all vetting checks, and taken occupation of the room, you'll be released from your agreement. Any rent paid in advance beyond your release date will be refunded, less a reasonable administrative fee.

What type of contract do I have?

What are the emergency numbers I should know?
+ −

For any emergency — fire, police, or ambulance — dial 999. For non-urgent police matters, call 101. It's worth saving both numbers when you arrive, just in case.

What is a Right to Rent check?
+ −

Under the Immigration Act 2014, we are legally required to verify your right to rent in the UK before you move in. You'll need to provide original documents confirming your identity and your right to be in the UK — for example, a passport and, where applicable, a Student visa or Biometric Residence Permit (BRP). Without satisfactory documentation, we won't be able to allow you to move in. This doesn't remove your liability for the rent owed under your Licence Agreement.

What if my student status changes during my licence?
+ −

Student status is a condition of your Licence Agreement. If your circumstances change — for example, if you withdraw from your course — you must notify us promptly.

What if I have a complaint?
+ −

We take all complaints seriously. If something isn't right, please put it in writing and address it to the Property Manager at your building — by email, in person, or by post. We'll acknowledge your complaint within 3 working days and provide a formal written response within 10 working days. If you remain unsatisfied after exhausting our internal process, you may escalate this to the Property Ombudsman.

Domo Student have applied for membership of the ANUK/Unipol National Code of Standards for Larger Developments (non-educational providers) (the "National Code"). Our application is pending. Whether or not it has been determined by the time you move in, we undertake to meet the standards of the National Code, and that undertaking is a term of your Licence. If anything in this policy is inconsistent with the National Code, the National Code applies.

Where can I find your Privacy Policy?
+ −

Your personal data is processed by Domo Student and its managing agent Moda Living in accordance with UK GDPR and our Privacy Policy. You can find the full policy here. We will not share your data with third parties for marketing purposes without your separate consent.
