Every detail reflects care, from biophilic touches, natural textures and soft lighting to social spaces designed around how students really live, study and unwind.
Choose a studio with your own kitchen, or an en-suite room in a shared apartment of three, five or seven. Either way, it's your room, your way.
Beyond your door are nine shared spaces: a co-working area, a workshop with a drafting table, a lounge, TV rooms, a games area, a private dining room, a terrace, a gym and a fitness studio.
Artwork created especially for Domo brings colour and character to our shared spaces, so the building feels like somewhere with its own personality, not just somewhere to stay.
Wellbeing woven into every detail
Your wellbeing is our mission. Thoughtful spaces, good habits and a team that notices the small stuff all come together to help you feel your best.
Stay active with an on-site gym and fitness studio, fitness and yoga classes, access to personal training, and free bike hire for getting around the city.
Find your rhythm with breakfast club, run club and events two to three times a week. Join in every week or just now and then: either way, connection becomes part of everyday life.
And the essentials are taken care of. Your bills, Wi-Fi and contents insurance are included in your rent, with a weekly wash and dry, 24/7 coffee and 24/7 security, so there's more time for what matters.
Unlocking the best of your city
Our flagship Leeds property opens in September 2027 in Quarry Hill, beside New York Square, in the heart of the city centre and close to the universities, the shops and the station.
Our team will help you find your people and places, with introductions, local recommendations and events that connect you to the best of Leeds.
Eight universities and colleges are within a 20-minute walk. Leeds Conservatoire is four minutes away on foot, Leeds Beckett's City Campus 17, and the University of Leeds is an eight-minute cycle.
Victoria Gate is a seven-minute walk and Leeds station 17, so the city and trips further afield are easy. Groceries and coffee are a minute from the door for everyday essentials.

Gina McMorran
With over 18 years of experience in student accommodation and residential living, Gina has spent her career creating places that people love to call home. From launching new brands and buildings to shaping the resident experience, she’s worked across the UK and Europe, bringing plenty of ideas (and a little healthy obsession with the details) along the way.
At Domo, Gina is helping bring the brand to life, from the spaces students live in to the little touches that make somewhere feel like home. She’s passionate about great design, brilliant service and creating communities where people feel genuinely connected.
For Gina, the most exciting part of launching Domo is welcoming the first students through the doors and creating a lasting impression from the moment they move in. She’s particularly passionate about taking a human-centric approach to property management, putting people first and creating places where students feel genuinely valued, supported and at home.
Outside of work, you’ll usually find Gina working up a sweat at Barry’s Bootcamp, perfecting her sourdough bread or spending quality time with her two daughters.

Hannah Dawson
Hannah is the General Manager at Domo Leeds, bringing over seven years of experience in student accommodation and a real passion for creating places that feel like home.
Having worked across student accommodation in Nottingham, Sheffield and beyond, Hannah knows what makes a great student living experience. From building brilliant teams to making sure residents feel welcome, supported and part of a community, she’s all about the little things that make a big difference.
For Hannah, the best part of her job is creating a welcoming community where residents feel at home. She loves bringing students together through fun on-site events, creating opportunities to build lasting friendships and make the most of their university experience. She’s particularly excited about getting to know the residents at Domo and making everyone feel comfortable from day one.
When she’s not busy making Domo a great place to live, you’ll find Hannah out on a run with her local running club, learning new DIY skills or checking out the best spots in Leeds for good food and drink.
